If your property is getting into negative equity or you're having problems shifting it or if you are sustaining poor valuations on a property, the best thing to do is add value to that home. Obviously you need to have some cash, but one of the big ways to add value is to create extra rooms, extend kitchens and realise any kind of potential with your space.
Lofts:
The main way to add value is a loft conversion. They can add 15-20 per cent value to a home.
Extensions:
Whether it's your kitchen, putting in an extra bathroom, or just an extension into your garden, you can add up to 10-15 per cent value to a home.
Basements:
Basements can be expensive, anything up to £75,000 but can add between 20-30 per cent value.
Upgrades:
If you can't afford to extend, then upgrade. New kicthens and bathrooms can add 5 per cent to your value of your home. Do not underestimate new windows.
Make sure that the cost does not exceed the added value.
