When it comes to increasing the value of your property research has shown that adding an extra bathroom adds about 10% to a home's value. In some areas, such as London, this rose to over 15%! And in my experience having a ‘cool’ bathroom helps sell your property faster and for more money. In short bathrooms have probably become the most important rooms in the house so it’s a very important to get them right!
So let me give you a few of my inside tips to make sure you maximise the value of the most intimate space in your home!
1. Go forth & Multiply:
Many of us don't have the space to simply build on an extra bathroom or can't afford to lose a bedroom. In this case, the best option is to steal a little space from one or two larger bedrooms to create an en-suite. With some careful planning, you can end up with a fabulous bathroom or shower room, yet not really notice the difference to your living space.
2. Do it Right:
The key to maximising the value you get from an en-suite is to make sure that you do the job well – particularly if you live in an urban area where the housing market is competitive. Any en-suite would certainly require a toilet, hand basin and shower at the very minimum, though a bath is usually preferable. Don’t take short cuts, do the job right.
3. Get the ‘Wow’ Factor:
Make sure you have the ‘wow’ factor! And that’s where B&Q come in handy. Choose good quality tiles, taps and sanitary ware, experiment with colour, put in a power shower and don’t forget to invest in good lighting. My advice keep it bright and light!

The trick is to keep the energy free flowing as the bathroom represents wealth and dirty, cluttered and broken down bathrooms will dwindle your cash flow. So here are a few feng shui tips to increase your wealth:
a. Display bamboo or a round leafed plant and have it reflect in the mirror.
b. Decorate for the bathroom to feel inviting when you must cleanse the body.
c. Have good quality towels in the bathroom to show wealth and abundance.
d. Keep clutter to a minimum. No kitchen stuff in the bathroom.
e. Keep the toilet seat down.
f. Keep the bathroom door closed.
