It would be easy to think that today’s lukewarm property market spells doom and gloom for house sellers.  These trying times certainly call for a more prudent approach from house sellers but you can still reap the rewards in this depressed market by following some time-tested golden rules of house selling.

 

Research Your House Buyer

The first step to consider in your quest is who will want to buy your property?  Which demographic will be most interested in your neighbourhood and home?  Are there good schools in the area to appeal to the family buyers, or is it an area popular with young professionals? Once you have established this, it is time to tailor your house to best appeal to those people.  

 

Stage your Home and Create Kerbside Appeal

We all know you only get one chance to make a first impression.  Take time to see how buyers will feel approaching your home for the first time.  Trim hedges, cut the grass, make sure windows are clean and place welcoming plant pots at the entrance.  Paint fences as well as front and back doors – some home buyers have already made the decision to buy before crossing the threshold.  

 

Detach, Declutter and Depersonalise

The three D’s of house selling still hold firm in today’s tricky market.  Remove yourself emotionally from your home, declutter and depersonalise spaces by removing personal items.  Potential new owners must be able to see beyond your belongings to imagine how they will utilise the spaces. 

 

Freshen up your Home

Applying a fresh lick of bright neutral paint and replacing tired tiles or threadworn carpet will make a huge difference or consider using an industrial cleaner to revitalise carpets and upholstery. Add an impression of quality by installing smart new chrome fittings and switches.  Create a relaxing ambience by introducing low lighting throughout living spaces.  

 

More than ever in today’s climate, buyers may be won over by kitchens and bathrooms that won’t need immediate replacing.  Make sure kitchen unit doors are working and scrubbed clean.  Make your bathroom appealing by adding a new loo seat, a stack of fresh white towels and fresh flowers.  Dress bedrooms with freshly ironed bedlinen and low lighting.  Buyers will be keen to see how your storage stacks up, so make sure your have decluttered your closet!
